Export 3DS Max to Chief Architect - repost

Project Description:
I have several 3DS Max models that I need to import into Chief Architect X4. I'm designing a fitness center and want to create a 3D rendering and walk through using Chief Architect (CA). I am not very familiar with 3DS Max. I tried exporting .obj and .3ds files from 3DS Max, but was not able to import them into CA.

I need detailed instructions on how to properly export and import my models into CA. Remember that I will need to import 20-30 objects into CA...so memory could become an issue, but I don't know. I'm using Chief Architect X4 (64bit), Intel i7 quad, 12 GB Ram, Nvidia graphics card.

Attached are three models and renderings of what it should look like.
