Contest Brief

I have just recently acquired a residential property to which i would like to make some renovations. The existing plans have been attached as well as the guidelines from the Estates Home Owners Association regarding the renovation.
The winner will need to be fully qualified and have an understanding of the South African building regulations.
Please consider structural integrity in your suggestions as we do not intend to demolish and rebuild but rather only to renovate.
The changes that are required but not limited to
GROUND FLOOR
* Addition of a 4th bedroom and en suite bathroom downstairs behind the garages with entrance from inside the home.
* Extending of the garages and entrance hall closer towards the street so as to maximise the double volume entrance hall and accommodate the added bedroom.
* Enclosing of the outdoor patio area and converting it into a kitchen that will be part of the under roof living space
* Removal of all non supporting walls on the ground floor excluding the fireplace to create an open plan space

FIRST FLOOR
* The details regarding the first floor reconfiguration will be given to the winner on successful granting of the job.
