Contest Brief

Hi everyone,
we are a family of 4 with 2 girls (10 & 8 yrs old)

We have just purchased a small, old apartment from an old lady and need help trying to redesign and re decorate to try and cope with a growing family of girls.

The apartment has 4 external balconies, facing a pretty local rose garden to the west.

The balconies can be enclosed to enlarge the internal space to a max.144sqm. The road outside is a little noisy sometimes, so a large part of the budget will have to go towards the new windows and glass doors.

We hope to try and keep an outdoor type area with a sliding door to the planter box, whilst actually being an indoor area with the door closed as well.

The current set up is cramped, with lots of walls, rooms, doors, and a hallway that uses up too much valuable real estate.

For Design we would prefer:
- girls to have 2 seperate rooms but understand it may not be possible.
- a library/study area
- open plan living/kitchen
- space for a piano
- lots more cupboards/wardrobes
- parent retreat area

For finishings we would prefer:
- simple, modern, classy
- natural materials like wood, marble, stone.

we like formal french style, but also enjoy natural outdoors swiss style.

Our budget is critical and needs to be carefully thought on & planned. I would like to spend 100k total

we also need descent tradesmen, and cost effective materials suppliers.

The apartment is in Fontvieille (a village on the border of France & MC) on the cote d'Azur.
15mins to Nice - France by train.

the attached Floor Plans (image) show the current set up + the bare floor plan with non moveable , load bearing walls and building columns carrying the water pipes for bathroom/toilet services.

an initial floor plan will suffice until the winner is selected then 3D walk throughs with more details will be sought.

The 144sqm Apartment design winner selected will also have an opportunity to redesign a Sydney Deep water front property and a French provencal villa in Eze sur mer.

We look forward to seeing the results and hopefully meeting the winner in person.

LOAD BEARING WALLS

The floor plan with walls that must be retained.

the dimensions are also attached.

the 4 square columns must also be retained because they carry the 'grey + dark' water pipes for the building... toilets/bathrooms are located next to them.

there is also a 1m long, 20cm thick, load bearing wall in the main living area that must be retained.

the balcony sliding doors can be removed and the balcony floors
are raised/stepped up from the internal floors by 12cm.

    hello again, regarding my entry #61 , are we sure that there isn't any water supply in the balcony at the moment? Usually balconies have pipes, as they need to be washed and drain rainwater.

      balcony has only cold water and only storm water drains not grey water as per kitchen sink etc

      we cannot drill holes for new pipes through the stubb walls unfortunately

    I advise you to respect the rights of your children, each to have a private space as well as to grow independently.
    Just to have a little bit more space in the living area,
    Don't risk developing your child's independent personality at a tender age.
    Every child needs a room and a private space.
    Don't deprive them when they can.
    But if you still insist on a shared room for them.
    Tell me to make changes to the plan.

      well, in my opinion, when children are still young it is good for them to learn how to share. But when the first girl reaches puberty, big issues will appear if they share the same bedroom. It happens to all families and it is absolutely normal. I strongly support the separate bedroom solution, for me designing a flat with one bedroom for two children has nothing to do with architecture. We, the architects , exist to solve problems, not create future ones.

      Also, 144 m2 is more than enough for a decent 3 bedroom flat. I already proposed a one bedroom solution, but it felt as if I am no serious with what I m doing, so I keep on working on two beds no matter what

    Hi, could you please clarify exactly which parts of the walls that cross the flat along west east axis we should keep? The two green images are a bit confusing and I am afraid we are removing wrong parts of the walls in our proposals. There must be specific parts of the walls that are serving as structural columns, supporting the beams above, but where exactly are they?

    hello everyone,
    we love most of these plans and can see the effort being applied... thank you all so much

    we have decided to reduce the rrequirements to having 1 kids bedroom and therefore try and have better larger living spaces.

    the load bearing walls are causing problems for some, however we can cut doorways through them if needed.

    the green floor plan is a bit difficult but most have got the dimensions and wall positions correct

      hence we think having a shared bedroom and having better living areas
