Information Memorandum (I.M) for Investors

I would like to have a Information Memorandum (I.M) created. The job encompasses the research, Financial Analysis of the Hotel and Hospitality Sector, then technical writing and production of an (I.M). The (I.M) will be used to present our key asset, a Hotel as an investment opportunity. The opportunity is to purchase our 4.5 Start, 98 Room Hotel. Although not yet complete we have an "Agreement To Lease" in place with a Hotel Operator and the hotel lease has a 10 year with 5x5x5 option in place. The expected value if the Hotel was to sell on completion is in the vicinity of 5% yeild - against a very strong lease. There will be a requirement for a substantial amount of technical research into the Hotel sector in order to demonstrate the investments viability, key area's such as the "markets" need for this accommodation and therefore its sustainability, particularly in its location - Dandenong Melbourne. Factors such as potential growth over the term of it's life (from an potential investors perspective this is key) are also key. In Australia the sector is performance is strong with international Hotel groups developing more than 5,000 new rooms over the next 12 months. Occupancy rates in the sector are at 95% with this level expected to stay the course over the next 5 years. I have attached some information that will give some context. The audience are institutional investors such as; Property Funds, Superannuation Funds.
