Builder has demonstrated a pattern of building properties with foundation defects. Paper to address the effect, of chronic latent defects, on property value and future sale price. Cost to cure is in dispute. The impact on value believed to be far beyond cost to cure. The probability of a life time of continuing repair is likely even after correction. Owner purchased subject from seller 6/7/13 for $870,000. It is alleged that the builder and seller colluded to cover up foundation defect. The subject was listed as lake front property when sold to current owner. All lake frontage is owned by the army core of engineers and can not be purchased. Focus on latent defects and impact on property value.
