Honestly it won't matter which CMS you use. They all are great and have most of the features you mentioned. The big project is the mapping and zip code feature. Once that's built it won't matter which CMS it's used with. So let's say we used Joomla. We'd build out all the smaller features first and then design, develop, and perfect the mapping feature which will probably be prominent on the home page. Everything else is easy.
