I need a registered architect or building designer who already understands Melbourne and Victorian planning codes to take my beach-side reverse-living townhouse from concept to a permit-ready package. The brief centres on expanding the upstairs living zone while keeping the kitchen on that level, adding new rooms where feasible, and carving out a generous light well at the entry. My top priority is to enlarge the living areas and make them feel ultramodern. To get there I want: • an open floor plan that flows from kitchen to lounge • large windows that flood the space with natural light, including two curved fixed windows as focal elements • integrated storage that disappears into the architecture • a clean material palette of glass, stone and rendered surfaces I will rely on you to prepare every drawing, schedule and report required for both planning approval and the subsequent building permit—site plan, existing versus proposed, floor plans, elevations, sections, shadow diagrams, energy compliance documentation, structural coordination and any other council-specific notes. Final files should arrive in both editable (Revit, ArchiCAD or AutoCAD) and print-ready PDF formats so I can lodge without extra drafting.
