tenants informed me they bought their own place, closing middle of march 2016. They told me a few days ago. Lease agreement in place until June 30, 2017. They wanted a long term lease and negotiated down monthly payment. The lease was from jun 2015-jun2017. FLA law, I have learned will allow me to, instead of trying to run around finding a new tenant, sue them for the term of their lease. It is not my hope that I let this place, as it is MY HOUSE, to sit empty for 15 months, but yet to have a letter sent that informs them of this statute, and my rights as a landlord, and that they have a responsibility and legal agreement. I am hoping they will settle with me for 4-6 months rent rate to "buyout" their lease instead of being sued. They are difficult women, each of them making over 65-70k a year , so I have also been advised garnishment is possible albeit the older lady is near retirement. I really need some help. I had a long discussion on "ask an attorney" the other day and the ESQ was helpful, but she can't write the demand letter.

I can write the demand letter but , in order to do it properly I have to ask this : Does your tenancy agreement include a break clause ? If it does, we have to read that, see in what situations the tenants can leave , and what is the notice period they must give. When did they inform you they will leave in March? Was it a written ? (official?) Or they just told you ?
