I need a thoughtful, code-compliant design for a new wing on my 150-year-old Victorian-era cottage. The goal is to create extra living space at our family cottage by building a 14'x24' two-story addition. On the ground level will be a laundry room and bedroom with ensuite 3/4 bath. Upstairs we will add a bedroom and full bathroom. Because this cottage is in an historic neighborhood, the addition must match the existing house. Walls and roofline will line up exactly. Windows, siding, trim, and other features will be placed, spaced, and adorned the same way so the cottage doesn’t look like it has an addition. Key priorities: • Exterior renderings are urgently needed in July to share with neighbors and secure a zoning permit. • Remaining drawings will focus on clear planning and setting expectations for contractors rather than additional permits. • Rural Ohio location means code compliance is less stringent than urban areas. Key deliverables: • Two or three concept layout options showing circulation and room sizes • Finalized floor plans, elevations, and sections in PDF and editable CAD/Revit (preferably DWG or RVT) • A basic 3-D model or renders to illustrate how the new addition ties into the existing cottage • Permit-ready drawings with notes on structure. Any help with electrical, plumbing, and HVAC would be great if you can. Note: The porch and utility room currently on the back of the cottage will be demolished. The new addition will be on the back of the cottage exactly matching its dimensions, basically making the cottage 14' longer. Acceptance criteria: • Four distinct rooms, including both bedrooms and bathrooms, clearly dimensioned • External appearance matches heritage style • Files delivered in agreed formats, with one round of revisions included If you have experience blending modern additions with historic cottages and can turn around accurate drawings on a realistic schedule, I’d love to collaborate.
