Elemental Cost Analysis (ECA) is a systematic breakdown of cost data among various elements of a building. It helps the planners and construction engineers in a variety of ways to effect cost control and efficiency at various stages of construction. The normal practice of preparing the cost analysis in terms of percentage distribution of cost or absolute cost for each element is not rational because of cost being a variable factor and changing from place to place and time to time. Keeping the above limitations in view, data have been worked out at the Institute in basic form in terms of average inputs of material/labor for various elements and sub-elements per unit plinth area of rates at any time.
