Can you help design a software that we can use in office AND cloud based as well. We manage about 400 rooms and we need a property management software that can do the following: 1) My customers can apply for maintenance issues online such as their light bulb is not working or their toilet is clogged, and this request is sent to my staff to follow up and when done, my staff will key in and can be automatically inform the customers. Can your system do this ? there will be a log for each room how many requests has been made per month. 2) with one click, I can see my empty room list. which rooms are empty. 3) With one click, I can see if all tenanted rooms have paid their rent. 4) with one click, for all checkout rooms, we can monitor if the rooms are cleaned or not 5) once contract signed and payment made, it is AUTOMATICALLY into the system and shade the room/s are rented , contract can be signed on iPad. 6) Once payment made and when we key in the receipts for the customer, the Accounting system AUTOMATICALLY help set up the P&L – Revenue. 7) When maintenance purchase items, will key in the receipts and will go into the Accounting system. 8) Reminder to be emailed out automatically to remind the customer to pay rent. 9) Late Fees invoicing. Once there is no payment received on the rent due date, the system will generate the auto-invoicing with LATE FEES to the customers to pay rent. 10) Database of the customers. 11) Auto send “ Happy Birthday “ wishes to our customers.
