Database data analysis

I need a software/program to do data analysis on data list and sort out the data. It's a real estate related database. I have a database with historical real estate transactions, properties that have sold in the past. I can also get & download data of new real estate listings that is just listed in the local Multiple Listings Service(MLS). The downloaded data is in text format(comma or tab delimited). What I need is a program to do analysis on the data against the historical real estate transactions data. The input will be the text file containing new listings. The output will be those properties that meets certain criteria(20% below in certain subdivision, area, etc.). The output can be in text format, the MLS # for selected properties. The database I'm using now is Microsoft Access. But I really don't mind if we need to use MySql or other free softwares. The deliverable can be in the form of software or program (Access forms). Interested bidders can look at the sample database and input file. ## Deliverables 1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done. 2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables): a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment. b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request. 3) All deliverables will be considered "work made for hire" under U.S. Copyright law.
