Write an iPad application Rental Inspection

My client is a home inspection company. They require a new IOS application which can be used for conducting an inspection of a rental premises prior to a new tenant moving in. Data collected will consist of: Recording the property details i.e.. Address, Estate Agents name, tel number and email address. The number of bedrooms/ living rooms/outbuildings etc Collecting of data on the condition of each of these components: This will be done by>.. Choosing between various option of smart text. Ie. The carpets are in a good condition / The carpets are dirty / The carpets are damaged. Taking photos with the device of every room: Walls/floor/ceiling 3 - 8 pics per room. Recording key numbers etc. Number of light bulbs in each room not working. Alliances working or not. A Checklist of requirements is available. The template needs to be adjust according to the size of property being inspected. So if we select three bedroom house up front then there needs to be three bedrooms inspected. Although we are not required to inspect geysers, roofs etc we would need to be able to indicate in the end of the report if we found signs that further investigation is required. The app must then be able to convert this data into a pdf report that is emailed to one and only one address or alternatively to be saved into an Evernote note or onto Google Drive as a pdf. At this stage this is an in house application for my client but they may want to adapt it at a later stage and sell the app to estate agents. I want to retain ownership of the source code and the completed code must be supplied to me. Although I have posted an hourly rate I would expect an estimate of total cost and convert this contract into a fixed cost project. Can you please include an estimate in your bid. Price is a big consideration here.
