I would use this way: owner can purchase the regular item (special offer) on a secret internal page (so that regular visitor wouldn't be able to see it) and after purchase they are redirected to generated page where they can set the special offer: upload picture, add text and so on, it would be the regular text edit tool (WYSIWYG - what you see is what you get type of editor) so it would be easy to make special offer for owners.
