Develop Real Estate Trading Platform

We are creating a backend real estate note trading platform. What will need to be created is a 10 step transaction platform between a buyer and a seller. In between the buyer and seller an admin will help facilitate the transaction as it goes along. We have a lot of detail and videos that can be shown to the company we eventually work with. We currently have a platform that was developed in Code Ignitor and could be used to jump start the process for whomever we work with. The site will be designed for the buyer and for a seller. Starting with the buyer side: Buyer logs into the platform and will be able to view listings of properties that are located around the United States. They will be able to make offers on properties if they desire. Once they do this these offers will move into their Pending Offers. If the seller accepts the offer sent out they will start a process between each other where an admin will be between them so to move the buying and selling process along. The steps in the process will be started after seller accepts offer, from there each the buyer and the seller must fill out a package that details who they are (Company, Address, State, Phone, Contact Name, City Zip & Email). All of this information in this step will be eventually used as a form fill for legal documents later in the process. There will be an option to click and extract the data they used when creating an account on the site, this will have all that is needed IF it is the same entity buying or selling. After this has happened, both parties must agree to a Non-Circumvention Agreement and Non-Disclosure Agreement. This will be agreed by clicking on a radio button saying Agreed. Seller needs to do this part: Next an upload section will be presented that will allow them to upload Due Diligence files (Note, Deed, Chain of Assignment (Required)) Not Required but nice to have - BPO, Loan Applications, Title Policy, Etc. IF AT A LATER DATE THIS TRANSACTION IS NEVER FINISHED, THESE DOCUMENTS WILL STAY WITH THE PROPERTY IF/AND WHEN ANOTHER BUYER IS INTERESTED IN BUYING. Buyer gets this: At this time once all of these documents are uploaded, the buyer will receive an instant email letting them know that this has been uploaded and that they need to review it to move on to the next steps. These emails will be written by our team, but need to come from the site somehow. Once they come back into the platform and review the due diligence documents they are prompted with viewing the Loan Servicing options. Here they will just pick how they will want to use Services of their loan, the options will be Own Servicer or Other. While still on the buyers side you can download the Due Diligence documents ( this will have an expiration date for viewing). Once they have seen all of the due diligence documents, they must accept that they have reviewed the due diligence documents. At this point the buyer is given the choice to Accept/Reject/Counter Final Offer. There will also be a box for comments at this point. At this point the seller will receive an email about whether they have accepted the offer, rejected or countered. If there is a counter, the seller has the option of making a counter, rejecting or accepting. If accepting it moves to the next step, if rejecting the buyer will be notified, if countered the buyer will be notified. Then they must agree to the buyer/seller agreement moving forward with the closing of the deal. Back on the buyers side: Buyer fills out the purchase agreement, which will be populated from their company information used previously. After that has been completed a buyer will receive an invoice of where to send the money. Once the wire posts the seller has to download and prepare an assignment of mortgage and have it notarized. Then the seller uploads the document and then show where the documents are to sent. At that point the seller sends the documents to the escrow location.
