law research. Property law. UK. I have a few requests 1) I want to open a dental clinic on a residential "share of freehold" lease/deed. There is a residential property. It is a "share of freehold". I own 17%. I want to open a dental clinic in this residential space. Council has approved.... now I need to see what the lease allows. Please bear in mind that there may be a legal difference between a profession and commercial business. 2) I want to know who has the responsibility to maintain wooden roof rafters and wooden window lintens inside the apartment 3) Can I sue for someone, possibly in the way of rental income, for using the common area on a permanent basis. They have set up permanent fixtures and fittings in the common area. 4) one resident/owner has made changes to the roof structure. They didn't ask or tell. I found out. This changes responsibility for the maintenance of that area. What can I do about it? 5) What can be charged under a lease? If something is charged to a leaseholder that is not covered in the lease what is the legal resource of action?
